Duties Description Summary:
This position is in the Facilities Operations and Services Department in the Service Group Complex. The hours are 6am-2:30pm Monday-Friday with Saturday-Sunday pass days. The Service & Repair Assistant (HVAC-R), as a semiskilled employee, performs the more routine and repetitive tasks in the inspection, maintenance and repair of refrigeration and air-conditioning equipment, usually under the supervision of a Service & Repair Mechanic. This position requires daily preventative maintenance of all HVAC equipment.

Major Responsibilities:
• Work from oral and written instructions, diagrams and equipment manuals.
• Perform a variety of semi-skilled maintenance and repair tasks.
• Monitor the Building Management System (BMS) and alarm system for any problems with HVAC equipment.
• Troubleshoot emergency calls in’s to our customer service center, perform repairs, reset fans, VFD’s, Chillers and boilers.
• Install and assist in the installation of refrigeration and air-conditioning units and systems by performing such tasks as mounting compressors, condensers and other components in specified locations, cutting, threading and connecting tubing to inlets and outlets of components, installing control mechanisms and assembling components of systems following written and schematic instructions, testing lines, connections and components for leaks with leak detector and making the necessary repairs, recording temperature and pressure readings from gauges, and adjusting controls to bring readings within limits prescribed by the manufacturer.
• Service, adjust or replace electrical control devices and calibrate them according to specified procedures and specifications.
• Perform seasonal start-up and shut-down operations on air-conditioning units and systems to ensure efficient and maintenance-free operations. Accurately maintain logs and treatment schedules for cooling towers and our TMA system while completing all license reporting requirements in a timely manner.
• Locate and seal leaks in tubing, valves, joint connections and other components in both gas and brine units. Make repairs by appropriate methods and retest the system to ensure connections are not leaking.
• Routinely inspect and service refrigeration and air-conditioning equipment, air handlers, boilers, VAV’s and fan units according to preventive maintenance schedules and equipment service manuals.

Minimum Qualifications Two years of experience in plumbing, steam fitting, electrical, air-conditioning, or refrigeration work, under the supervision of a journey-level tradesperson, or completion of a two-year technical school course in heating, refrigeration or air conditioning.

Valid driver’s license to operate a motor vehicle in New York State is required.

Knowledge, Skills and Abilities (KSA’s)
• Working knowledge of the methods, tools and equipment used in the maintenance, repair and installation of refrigeration, air-conditioning and other HVAC equipment.
• Working knowledge of the characteristics and use of various gases and solutions.
• Working knowledge of the applicable safety codes, standards and procedures followed in maintaining and repairing refrigeration and air-conditioning systems.
• Working knowledge of the safe and efficient operation of refrigeration and air-conditioning equipment.
• Ability to use the tools, equipment and materials of the refrigeration trade.
• Ability to perform moderate to heavy manual labor and work from scaffolding and ladders.
• Ability to read technical manuals, specifications and plans and carry out oral and written instructions.

*These are not minimum qualifications, but KSA’s needed to successfully perform the responsibilities of the position. E.g. attention to detail.
