I. POSITION PURPOSE

Understands working in the 24 hour 365 day to day critical environment. Must demonstrate best practice in emergency response and escalation for equipment such as: electrical, mechanical, plumbing/piping, and fire/life safety systems. Monitors operations using BMS and conducts a physical routine and on-going assessment of the building systems operation and performance. Performs tests, rounds, and analyzes data to ensure the proper functioning of departmental equipment.

RESPONSIBILITIES

At the direction of supervisor, maintaining, monitoring, and performing preventive maintenance operations of building systems including fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), emergency backup systems and hot water systems. Monitors operations, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment. Understands what it means to work in a procedure driven environment, records readings and escalates findings to assist in adjusting where necessary to ensure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and create procedures to take corrective action as required.

Understand schematics and one-line drawings for plumbing, HVAC, single and three phase electrical systems, and fire and life safety equipment. Must have basic knowledge of computer programs like Word and Excel for creating procedures to troubleshoot and repair the afore mentioned systems, and to escort and assist third party mechanics, electricians, and specialty technicians with repairs and maintenance of building equipment. Diagnose and maintain electrical controls, switching and motor controls. Operate and maintain critical equipment including UPS systems, generators, and critical air conditioning units.

Monitor operation, repair, and maintain refrigeration, air conditioning equipment and other mechanical and electrical equipment. Work in a team environment to properly communicate and report readings as necessary to assure efficient operation of critical equipment.

Comply with departmental policy and SDS for the safe storage, usage, containment, and disposal of hazardous materials. Maintains a clean and safe workplace.

Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.

Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.

Eager for advanced training and notification to assist third party contractors so that they are informed with respect to the facility protocols during work on critical equipment. Take responsibility for the work they are to perform, including initiating a “Stop Work” for any violation or unexpected result to occur.

Responsible for understanding and complying with emergency escalation procedures.

Ensure that the CWA (Critical Facility Work Authorization) is a well-understood process among the building staff, engineers, tenants and contractors who perform work on the building’s critical infrastructure.

Ensure strict adherence to Critical Awareness Process, Technical Bulletins, established engineering guidelines, processes, and procedures.

Performs additional job duties as requested.

III. MINIMUM REQUIREMENTS

  • High School diploma or GED equivalent
  • Must have hands-on experience in a data center/critical facility, including UPS Systems, emergency generators, and switch-gear
  • Experience in trades, i.e., Electrical, Mechanical, Industrial, or Controls.
  • Strong working knowledge of computer applications including Word and Excel.
  • Demonstrated proficient verbal/written communication skills.
  • Proven record of excellent internal and external customer service.
