Roles and Responsibilities
- Establish and maintain relationships with key Client Stakeholders and functional leads within the regional Client organization, manage internal project communications across the program, including the interface between projects and the business.
- Act as the Client’s single point of contact in the region for strategy, implementation and escalation for capital works, blending Client’s specific requirements with Local Business needs.
- Support the development of a prioritized annual Capital plan with relevant Client stakeholders, including definition of project scope, scale and budget for incorporation into Client’s Capital Planning tools. Proactively manage, track and report status throughout the capital planning cycle
- Where required, prepare forecasts for project expenditures and assist in the definition of scope and schedule and its management to meet Client objectives.
- Prepare consolidated reporting on projects within the program, deliver regular update presentations to Global and Regional Client Stakeholders.
- Spearhead Client’s process for business approval in the region, review before formal submission into Client’s systems.
- Where JLL is the Project Manager, identify, develop, engage and manage key resources to lead the implementation of individual projects – either on-account dedicated project managers or JLL variable project managers.
- Communicate and drive compliance in the capture of data necessary to make full use of JLL and / or Client Reporting and Business Intelligence Systems.
- Ensure that changes to scope or budget are reported on and managed in compliance with Client and account specific procedures.
- Guide and mentor Project Managers to deliver projects to specification, on time and budget, with the required standards for construction and data quality and in line with the Client’s and JLL’s playbook, policies and guidelines, operational service level agreements and Key Performance Indicators. Ensure that Project Manager’s utilize client of JLL proscribed technology to track performance and report accurately on the status of all projects
- Work closely with JLL variable team region leads to resolve matters in relation to project implementation
- Promote continuous quality monitoring and drive improvement on projects and documentation. Ensure best practices are being followed and hold Project Managers accountable for driving quality control at all stages of their projects.
- Ensure structured handover and close out of projects including documentation to relevant stakeholders such as FM, Finance etc
- Manage risk related to projects. Ensure Project Managers adhere to Client and JLL process and governance processes at all stages of the project, holding Project Managers accountable for mitigating or eliminating risk.
- Be an advocate for and assure compliance of Health and Safety best practice with JLL and Client policy
- Assist in the review and improvement of internal process and reporting.
- Proactively work to resolve deficiencies in project delivery and escalate accordingly to appropriate JLL and Client stakeholders

Position Expectations
- Provide exceptional full-service project management for the client across their regional portfolio; guide team members to provide elevated levels of service
- Grow & manage key client and account relationships; manage conflicts to amicable resolution
- Achieve required KPIs while meeting/exceeding high standards for delivery & communication
- Assist client in developing a project delivery strategy linked to their current business objectives
- Successfully interact with and influence at varying levels within JLL as well as the Client organization
- Attract, develop, retain, and fully manage a team of geographically dispersed PM professionals
- Coach team members in JLL standard procedures, market best practices, and methodologies expected for successful project implementation.
- Serve as day to day Project Manager for certain projects as needed
- Drive a “Trusted Advisor” culture throughout all levels of the team
- Facilitate a forward-looking mindset; lean-in to streamline process and challenge status-quo beliefs
- Assume lead role in developing and executing on a strategy for the team and overall business unit
- Ensure the team remains sized and staffed appropriately for the client’s expected workload
- Provide thought leadership to improve consistency, speed, and cost effectiveness of project delivery
- Oversee project management team’s implementation and execution throughout project lifecycle
- Manage vendor, consultant, and project team performance to ensure compliance with all contractual, jurisdictional, and client requirements
- Interface regularly with PMs, architects, client staff, property managers, and other vendors as needed to facilitate exceptional client experience
- Provide appropriate on-site supervision to ensure the account team’s performance criteria are met
- Craft, manage, and deliver against account’s P&L statement. Leverage best practices, set appropriate goals, and manage the account effectively achieve or exceed corporate financial targets.
- Manage financials for the annual capital plan, including but not limited to regular year-end projections, variance management and reporting, and other reports as required by the client
- Demonstrate stewardship and ownership of the client’s capital plan
- Exhibit proficiency with relevant project management software, including JLL’s Adaptive Work
- Identify and address areas of concern regarding potential liabilities and risks (e.g. - fee, client or JLL reputation, errors and omissions, etc.)
- Ensure that Global Account Executive and key platform executives are fully and accurately informed of all project, internal team, and client issues that could affect JLL’s reputation
- Demonstrate visible commitment to creating a “one-firm firm” by utilizing cross-discipline teams as needed to meet client needs
- Demonstrate ability to envision opportunities and to introduce relevant JLL products and services
- Partner with direct manager and HR promptly to address team talent shortcomings when needed
- Any and all other duties and tasks as assigned
Required Knowledge, Skills, and Abilities
- 5-10 years of direct experience as a leader of real estate project management teams with at least 5 years of construction project management experience
- Proactive thinker and leader
- Experience leading others within a corporate environment to lead individuals to deliver superior results in client service
- Passion for simplifying complex situations/data, and ability to convey a streamlined and convincing recommendation to the client
- Strong working knowledge of architectural drawings and construction methods
- Highly organized with strong analytical skills
- Strong interpersonal skills; ability to interact with executive-level external and internal clients, as well as external team members (architects, contractors, client’s representatives, etc.)
- Previous experience effectively supervising, training, mentoring and evaluating talent at various levels within the organization or team
- Ability to develop and cultivate business relationships with existing and prospective clients
- Working knowledge of accounting and financial reporting, budgeting, & scheduling as they relate to corporate real estate
- Working understanding of capital plan creation and management
Desired Attributes:
- Desired attributes: LEED, AIA, PE, or PMP certifications
- Experience managing contracts and delivering projects for clients in a Principal capacity
- Experience working with government and/or power generation clients
Education Requirements:
- Minimum of a Bachelor’s Degree from an accredited institution, preferably in Architecture, Engineering or Construction Management.
- Proven experience in a leadership role, directing and managing intricate projects within the commercial real estate industry.
- Strong track record of delivering complex projects on time, within budget, and to the highest standards of quality.
- Exceptional leadership and communication skills, with the ability to motivate and inspire a team.
- Strategic mindset, with the ability to translate business goals into action plans.
- Outstanding client relationship management abilities, with a focus on delivering exceptional client experiences.
- Demonstrated knowledge of industry best practices, regulations, and trends.
Preferred Qualifications:
- Master's degree in a related field.
- Professional certifications (such as PMP or LEED).
- Experience in a global or multi-office environment.
- Knowledge of emerging technologies and their application in project management.
- Proven ability to drive business development and generate new opportunities.
