職務内容

  • ホテル専門家による小規模ながらも影響力のあるチームの中心的役割を担い、クライアントにアセットマネジメントサービスを提供する。
  • 日本のJLLホテル&ホスピタリティチームと協力し、JLLを日本における主要な国際ホテルアセットマネージャーとして確立する。
  • アサインメントチームと共に、オーナーやホテル経営幹部と会合し、月次・四半期ごとの運営実績をレビューし、資本予算や長期戦略計画を含む年間ビジネスプラン/予算を評価・検討し、コスト削減と収益向上のガイダンスを提供する。
  • 必要に応じて物件に出張し、施設を視察し、経営陣と会い、市場エリアと競合ホテルセットを視察する。
  • クライアントと緊密に連携し、企業のガバナンスと報告要件を特定し、これらが一貫して満たされていることを確認する。
  • 当社のクライアントポートフォリオ全体で管理報告機能をリードし、現地および遠隔地のアナリストと協力する。
  • ポートフォリオ全体の財務実績、取引見通し、投資収益率、およびその他の経営意思決定指標を統合する財務モデルを作成する。
  • クライアントの上級幹部向けに、PowerPointとExcelを使用した定期的かつ広範な成果物を作成する。
  • ポートフォリオ物件の資本支出管理と承認管理において、クライアントおよび他のサービスプロバイダーと緊密に連携する。
  • アセットマネジメント下にあるホテルの収益増加と経費削減の機会を特定するための分析を行い、洞察を提供する。

必要なスキル

  • ビジネス、ホスピタリティ、ファイナンス、不動産などの関連分野の学士号
  • 日本語に堪能で、英語の理解力が高いこと
  • ホスピタリティ、ファイナンス、不動産における最低5年の職務経験
  • 分析力と財務コースにおいて優れた実績を持つ証明された学歴
  • 優れたレポート作成、プレゼンテーション、コミュニケーション、対人スキル
  • Microsoft Office(Word、Excel、PowerPoint)の習熟度(VBAおよびその他のソフトウェアスキルがあれば尚可)
  • 目標指向で、締め切りを守り、目標を達成した実績がある
  • チームプレーヤー、組織力があり、強いコミュニケーションスキルを持つ

Senior Associate, Asset Management, Hotels & Hospitality Group

JLL’s Hotels & Hospitality division is a global business which partners with investors, owners and operators to support and shape investment strategies that deliver maximum value from commercial real estate. No other advisory or brokerage team in the world provides as broad a spectrum of services for hotel & hospitality investors. A partnership with JLL gives our clients a single point of contact for support in: acquisition advice, asset management, financing, investment sales, project and development services, operator selection and contract negotiation, research consultancy, strategic advisory, valuations, and value recovery.

We are currently seeking a Senior Associate, Asset Management, Japan. This is a new role and is a permanent, full-time position based in Tokyo, reporting into the Vice President or Senior Vice President of Asset Management, Japan.

Responsibilities

  • Play a central part in a small, yet impactful, team of hotel specialists delivering on our asset management services to clients.

  • Work with the highly regarded JLL Hotels & Hospitality team in Japan to establish JLL as the leading international hotel asset manager in Japan.

  • Together the assignment team, meet with owners and hotel executive teams to review monthly and quarterly operating performance, review, evaluating their annually prepared business plans/budgets, including capital budgets and longer-term strategic plans to provide cost reduction and revenue enhancement guidance.

  • Travel to the properties as needed to inspect the facilities, meet with management and tour the market areas and competitive set of hotels.

  • Work closely with clients to identify their corporate governance and reporting requirements, to ensure these are consistently met.

  • Lead the management reporting function across our full client portfolio of hotels, working with locally and remotely based analysts.

  • Create financial models which consolidate the financial performance, trading outlook, return on investment, and other metrics for management decision making across our portfolio.

  • Prepare regular and extensive deliverables in PowerPoint and Excel for clients’ senior executives.

  • Work closely with the client and other service providers in managing capital expenditure and control approvals for portfolio properties.

  • Analyse and provide insights to identify opportunities for increased revenues and expense savings in hotels under asset management.

  • Prepare benchmark and analyse hotel-and portfolio-level financial data and keep informed of the dynamics of each core trading market.

  • Establish and maintain effective working relationship with internal and external constituencies such as property-level managers, management company representatives, and senior leadership.

  • Collaborate and support colleagues in other functions, departments and offices as required.

Required Skills / Educational Background

  • Undergraduate degree in relevant discipline such as business, hospitality, finance and/or real estate.

  • Fluent in Japanese and a good understanding of English.

  • Minimum of five years of work experience in hospitality, finance and/or real estate.

  • Proven academic track record with strong performance in analytical and financial courses.

  • Excellent report writing, presentation, communication and interpersonal skills.

  • Proficiency in Microsoft Office (Word, Excel and PowerPoint) (VBA and other software skills a plus).

  • Oriented and possesses a track record of meeting deadlines and delivering on goals.

  • Team player, organized, and strong communication skills.

  • Self-motivated and ability to multi-task.

  • Comfort in working independently and as part of a diverse regional team
