Location: Florham Park, NJ
Hours: 7:00am-$3:30pm (Monday-Friday)
Pay: $35.00-$41.25/Hr.
The Sr Facility Engineer will perform preventive maintenance and repairs within a given geographic territory. This will include hands-on work to complete the necessary work within Jones Lang LaSalle standards and guidelines. This role has wide ranging responsibilities, including low/medium voltage power, HVAC system and controls, mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, carpentry, plumbing system, and vendor management. Primary responsibilities will include electrical/mechanical support for power systems, lighting systems and controls, and other facility subsystems and support tools.
ESSENTIAL FUNCTIONS
- Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
- Comprehensive knowledge of Safe Work practices especially regarding energized work
- Comply with all safety procedures.
- Comply with all policies for the safe storage, usage, and disposal of hazardous materials.
- Participate in ongoing technical, safety, and operational process training programs
- General Interior Maintenance: hang pictures, install keyboard trays, repair office furniture systems, etc.
- Special Tasks: painting, locksmith work, tenant services requests, etc., and general maintenance.
- Maintain lighting system bulbs and ballasts.
- Assist operations team in maintenance and repair of building and equipment.
- Perform minor plumbing repairs.
- Move office furniture, machinery, equipment, and other materials, as requested
- Perform assigned facility inspections and due diligence efforts; report on as-found conditions.
- Maintain good housekeeping and safety of work areas.
- Recognize danger and safety hazards; propose methods to eliminate them.
- Any and all other duties and tasks assigned.
Required Knowledge, Skills and Abilities:
- Knowledge of OSHA standards and local codes
- Comprehensive knowledge of Safe Work practices especially regarding energized work
- Ability to recognize, assess and mitigate or eliminate risk.
- Ability to understand and use proper PPE for associated tasks.
- Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports
- Good verbal and written communications skills are required
- Capable of operating CMMS work order systems
- Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle
- Able to work in close places such as closets, crawl spaces, attics, vaults, etc.
- Able to work on roofs of buildings
- Subject to call 24 hours per day and required to work in all weather conditions
- Completion of written documentation is required.
- Possess hands on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems (including, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical systems) using industry standard tools and in accordance with all codes, laws, and regulations
- Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition
- Must be able to work independently with written work assignments and limited supervision.
EDUCATION AND EXPERIENCE
- High school diploma or GED equivalent
- Completion of an applicable technical training program, desirable.
- Minimum of 1-5 years of applicable working experience in general building repair and maintenance, and basic plumbing and electrical.
- 3 - 5 years of applicable working experience in HVAC repairs & maintenance
KNOWLEDGE, SKILLS, AND ABILITIES
- Excellent communication skills in English – both oral and written.
- Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures.
- Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction
- Ability to effectively use computers and computer programs (including use of Microsoft Office Suite)
- Skill in use of the internet to navigate to and use web-based applications.
- Understanding computerized maintenance management system (CMMS) is desirable.
- Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar
- Possess excellent communications skills, both written and verbal
- Ability to create, modify and edit processes, procedures, and reports.
CERTIFICATIONS AND LICENSES
- Possess and maintain a valid state driver’s license.
- EPA Universal Certification
- R410a Certification
PHYSICAL WORK ABILITIES AND REQUIREMENTS
This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
- Lifting a minimum of 80 lbs.
- Using ladders up to 30 ft and working from heights.
- Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
- Work can be Truck based with travel or Campus based.
- Ability to bend, sit, knell, squat, stand, reach, and lay as required to access equipment components for extended periods of time.
- Ability to work exposed to heat, sunlight, rain, cold, daylight and nighttime hours as required.
PLEASE NOTE: Candidate will be provided with tools required to perform assigned work scope.
Estimated total compensation for this position:
72,800.00 – 85,800.00 USD per yearThe total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
