What this job involves:

Being the glue that binds As the leader of a diverse team managing a multi-story apartment complex, you'll play a pivotal role in delivering exceptional property management services. You'll oversee security teams, housekeeping teams, technical teams (24/7), and executive teams. Your key responsibility will be to manage council and residents' requirements diplomatically while driving initiatives to enhance our service capabilities.

Beating the daily grind You'll orchestrate daily operations and ensure comprehensive maintenance of the condominium. This includes preparing and implementing emergency/crisis management plans, all while adhering to relevant building statutory requirements and the Apartment Ownership Act. You'll also be responsible for maintaining detailed meeting minutes and arranging training for your team.

Creating an operation rhythm Your role involves establishing a smooth operational flow, from basic management tasks to complex details like preventive maintenance management. You'll need to balance routine tasks with innovative solutions, always ensuring compliance with legal standards. You'll also be expected to meet account development targets and advise clients on best practices in property management.

Going into the details Precision in budget management and financial transactions is crucial. You'll oversee vendor contract renewals, invoice processing, and insurance matters. Your accurate record-keeping and analysis will be vital for monthly council and annual general meetings. Additionally, you'll liaise with government bodies and institutions as needed to ensure smooth operations and compliance.

We're seeking a residential property management professional with at least four years of experience with Smart and Technically Aware. You should have a basic understanding of engineering concepts related to building systems and maintenance. Familiarity with property management software and technologies is beneficial. Knowledge of Sri Lankan condominium laws and current industry trends is essential.

An active, team-oriented leader You must excel at building and leading a strong, flexible team. Your leadership should instill a strong work ethic while keeping the team well-trained, motivated, and focused on delivering exceptional service.

A critical thinker with consummate communication skills As a problem solver with outstanding communication skills, you'll navigate complex situations with residents, council members, and vendors. Your interpersonal skills will be crucial in maintaining positive relationships and resolving conflicts diplomatically.

Innovative and adaptable We need someone who can think outside the box, bringing innovative solutions to property management challenges. Your awareness of engineering concepts should inform creative approaches to maintenance, energy efficiency, and property improvements.

Technologically adept Strong proficiency in MS applications and other relevant software is essential. You should be comfortable with emerging property management technologies and able to leverage them for improved service delivery.

Client-focused and target-oriented You must excel at minimizing client escalations and meeting or exceeding account development targets. Your ability to provide valuable advice to clients on property management matters is crucial.
