The Regional Facilities Director is a senior-level leader responsible for the strategic planning, management, and operation of an organization's real estate assets and facilities, ensuring their efficient and effective functioning.
Responsibilities include managing building systems maintenance, ensuring the safety and compliance of all properties, overseeing renovation or construction projects, and managing facility-focused staff and budgets while; ensuring a high level of client satisfaction within their areas and countries of responsibility, delivering key performance indicators, service level agreements and added value initiatives.
This role requires the individual to be exceptional at team management, vendor management, client relationship management, customer service, and experience operating within a large matrixed organization. A deep understanding of soft services is essential. A general understanding of hard services engineering practices is beneficial.
A close working relationship with other regional FM Directors within JLL and across the Client AMER portfolio will be required by the post holder to ensure local support is used to effectively manage local vendor performances; develop team capabilities, leverage best practices to drive breakthrough value to our client while meeting out Key Performance indicators and maintaining a high customer service level.
The post holder will be required to travel at least once a month across North America and Latin America as needed to be successful in this role.

Strategic Relationship Management
- Management of all operational teams in region to ensure:

- Identify and Implement Training and Development Plans
- Develop strategy to improve customer service level outputs.
- Client/Stakeholder Management:
- Serves as primary contact for Jones Lang LaSalle for buildings within their portfolio with regards to service delivery and escalation point.
- Accountable for the local service delivery to meet the contractual obligations of Jones Lang LaSalle for the Client Account.
- Manage relationships within the clients Global Real Estate and Facilities teams (Area Managers) to address operational challenges head on.
- Develop and maintain a detailed understanding of the Client’s business and key factors influencing their requirement for our services.
- Proactively identify and call out potential opportunities to improve processes.
- Keep on-going and effective communication between the Client and the IFM teams.
- Be able to anticipate, plan and adapt to rapidly change working environments and consistently follows through.
- Develop performance metrics and report health of the buildings to our Client/Area/Regional IFM Lead.
Financial Management
- Understand OpEx and CapEx opportunities with a view to developing a strategy to meet the Amazon frugality leadership principle.
- Develop property budgets and forecasts in accordance with the financial timetable.
- Develop reporting to show value.
- Develop strong partnership with Jones Lang LaSalle and Client’s Finance teams to drive process efficiencies.
- Be a key player for achievement of the agreed financial targets for their country/areas of responsibility; revenue, expenses and debtors’ targets.
- Develop an understanding of the services provided by Jones Lang LaSalle. Identify opportunities to cross-sell services and make recommendations for growth.
- Quote, raise PO’s and provide support to Regional FM teams for the financial management of all out-of-scope activities and develop financial and business acumen within the FMs as needed.
- Strong analytic approach when it comes to review budget trends and opportunities.
Contract Management
- Ensure services are delivered in adherence to the contract and in alignment with our client’s expected service delivery model and customer obsession leadership principle.
- Deliver services in line with key performance indicators and service level agreements.
- Develop and drive the relationship with key vendors gaining knowledge and implementation of best practices.
- Identify and escalate all service delivery issues or changes to the IFM Regional Lead, Area Lead, Procurement Manager, Finance Director and/or Account Director as appropriate.
Operational Management
- Overseeing all service providers and contractors that work with the facility.
- Manage and ensure customer obsession and the quality of delivery for our client by implementing/developing QA/QC mechanisms to ascertain the portfolio service delivery health.
- Deliver all regional initiatives and programs as directed.
- Ensure all standard operating procedures and processes are adhered too and are fit for purpose for own demise.
- Act as point of escalation when local level JLL/Client support is not best placed to drive resolution.
- Establish cross functional relationship with other service lines to find efficiencies, standardization, consistency, and improved performance.
- Use and promote technology systems to support service delivery, and monitor the performance for own demise and provide as detailed the required reporting from the systems.
- Follow reporting, standard operating procedures, systems and HR practices in line with the regional consistent approach.
- Provide monthly business reviews and on-going reporting as required.
- Follow all Health & Safety and Environmental requirements that are defined on work instructions or communicated in training.
- Follow required emergency prevention and operational controls.
- Report all accidents, occupational illnesses and emergencies.
- Work with the regional Health and Safety Director to build, implement and manage the output of the Roles and Responsibilities for EH&S across own estate/buildings.
- Inspecting the facility routinely to look for issues with a view to develop a strategy to measure onsite performance across the portfolio and report out to our Client and Area/AMER IFM Leadership.
- Implement and direct all client specific initiatives such as savings targets, benchmarking and best practices.
- Implement and test in accordance with the contract all Business Continuity Plans for the properties within their remit and ensure these are aligned with the Client plans.
- Any and all other duties and tasks assigned.

Experienced Professional
- Minimum 5 years’ experience in a similar role.
- Familiarity with construction, architecture and various systems, such as HVAC and electrical
- Experience on managing Hard/Engineering Services with experience on Lab environments and technical expertise on supervising Preventive, Predictive and Corrective Critical Systems maintenance services + Soft /Front of the House services with emphasis on Janitorial and Food Services.
- Has managed Facilities across multiple locations.
- Strong and working leadership and interpersonal skills
- Has experience in handling client and/or firm sensitivities’ knowing when to escalate with urgency, or how to de-escalate certain risks.
- Has demonstrated experience in balancing the interests of the client with those of the Firm.
- Has experience in translating client needs.
