  • Responsible for the day to day safe and reliable delivery of all IFM services within country (Japan)
  • Implements the standards established and set by the Account Director and Assistant Regional Property Manager
  • Acts as a key interface for client building users and visitors and, through their role act as a focal point in establishing one team.
  • Manages the local budget and achieves the aligned saving targets for the account.
  • Works as part of one team, responsible for the operational delivery of hard services as well as key soft services.
  • Has a key focus on achieving high and consistent standards across the portfolio.
  • Resourcing, rostering and management of the delivery team and bringing innovation opportunities to support the account vision and objectives.
  • Management of the FM team and supply chain partners in line with contractual requirements and performance obligations.
  • Day-to-day contact for the client and local stakeholders.
  • Manage all outsourced service contracts, including inspections and quality management of service delivery
  • Undertake comprehensive tendering procedures for all outsourced services.
  • Single point of management control for FM including engineering and soft services at site(s)
  • Ensure compliance with Goldman Sachs’s policies and procedures
  • Ensure compliance with JLL-GS FM Operations Manual procedures
  • Ensure compliance with contractual SLA in order to meet KPI targets
  • Ensure compliance with all governmental regulations
  • Provide interface with Goldman Sachs’ representative and BMO
  • Assist in ensuring the implementation of preventive maintenance program
  • Manage small projects including MAC and liaise with project team for large scale projects to ensure seamless FM operations
  • Carry out periodic FM inspections
  • Ensure defects are identified, captured on the Help Desk and actioned within service levels
  • Coordinate FM team self performed and vendor works on site
  • Monitor works or goods received quality liaising with RET, site Engineer or Technician as necessary and reconcile works or goods received to PO as necessary
  • Financial management including budget forecasting, billing, vendor payment and budget management
  • Respond to emergency incidents within the Emergency Response Procedures
  • Ensure the effective completion of all incident reports
  • Engage in the compilation and delivery the appropriate weekly/monthly/quarterly/annual reporting to Goldman Sachs
  • Chair local FM operations meeting and attend regional FM operations meeting
  • Chair monthly vendor meetings
  • Manage and update local issues and projects trackers
  • Ensure compliance with Jones Lang LaSalle minimum audit standards
  • Manage end user expectations
  • Proactively identify and investigate potential cost saving or value add opportunities
  • Liaise with Regional Account Director, Regional Facilities Manager and JLL local team for additional support including HR, administration, project management, benchmarking, etc.
  • Delegate for Goldman Sachs’ FM stakeholder as required in their absence
  • Backup Regional Hub lead if required
