Job Title : Building Superintendent
Initial duties and scope of works
To monitor the delivery of all services to ensure they meet the agreed delivery levels for the client and tenants in the building.
To ensure optimum satisfaction of all occupiers of the Facilities.
Inspect and follow up all works which Building Manager assign.
Inspect all cleaning works and set plan for further improvement.
Compare and check price of building equipment and tools and etc. for the Building Manager.
Inspect and maintain all building assets.
Inspect all security operations and security guard.
Inspect and coordinate with fit-out contractors operating in the Facilities.
Coordinate all security issues with government section and public section.
Set a security training system and monitor delivery of service.
Coordinate with insurance company.
Write incident reports of any universal incidents for client and Building Manager.
Conclude all security matters in the building.
Prepare monthly report on cleaning and security performance.
Keep and find a visitors’ missing items in the building.
Control key and record all usage.
Inspect and report storage conditions.
Set a meeting with the security contractor and cleaning contractor every month.
Receive and follow-up complaints about cleaning from occupier.
Check and control all consumable materials from client and sub-contractors.
Generate and monitor the fit-out contractors rule and regulations for all visiting contractors.
Assist the Building Manager to follow-up Facilities Operation matters.
Set up and monitor parking system and internal traffic flow.
