What this job involves

Handling daily operations

Are you a pro in on-site operations management? In this role, you’ll assist the site managers in providing property management services and planning daily operational activities. Your role will have a focus on the building’s Maintenance and you’ll ensure that health, safety and environmental standards set out by the client/tenants are adhered to.

Likewise, you’ll be in charge of maintaining the building exterior and interior; as well as performing regular site inspections on all common areas—including public walkways, external façade and others—and implementing remedial action on any service issues

Keeping clients satisfied

Enhancing client experience is second nature to us. As the person in charge, you’ll play a vital role in ensuring that clients are satisfied by providing excellent customer service and meeting their needs. You’ll also help build strong working relationships with the tenants by attending meetings as applicable. Furthermore, you’ll be the main point of contact with local authorities.

Knowledgeable and experienced

An ideal candidate holds a degree/diploma mechanical or electrical engineering or its equivalent. Likewise, you should have at least ten plus years’ experience in Maintenance field and 2 years in residential. Your expertise in local ordinances may also help you win this role.

  • Responsible for managing the day-to-day client activities for the assigned property. This person may have oversight of multiple locations. The candidate must be able to organize and prioritize multiple tasks, effectively manage through stressful situations, and consistently make effective, high-quality decisions.
  • He will have overall responsibility for maintenance and operations, contract services, purchasing of material, equipment and supplies, occupancy services and helpdesk.
  • Ensuring all services are performed as per Standard Service Specifications
  • Complaint Management.
  • Manage critical relationships with client, residents and key vendors
  • Proactive liaison with local municipal authorities
  • Ensure that entire staff maintains a critical eye on all aspects of building physical care.
  • Solving Resident Queries & Escalations
  • Source required vendors for works make necessary comparison take up for approval from the client
  • Monthly review meeting with Client, Vendors & staff.
  • Interview, select, hire, supervise and review qualified building operation and management staff.
  • Planning, participating & support in Client events.
  • Monitoring Elevator complaints- Escalations & Timely Resolutions.
  • Ensure that all client deliverables are submitted in a timely manner.
  • CAM defaulters - action plan and progress. AMC & Vendors agreements review & renewals process.
  • Vendor management
  • Assisting and advising All department HOD’s and team members.
  • Asset & Inventory Management of each department towards existing and new procurement.
  • Ensuring Circulars and awareness to the residents.
  • Monthly MMR submission to the client.
  • Ensure the team to be aware of SCOPE/UNSCOPE work.
  • Supporting client in projects.
  • Working towards the MOM closures.

  • Provide a comprehensive facility management service to ensure that all amenities are resourced and maintained to high class community standard.
  • Develop and implement innovative programs, processes and procedures that reduce short- and long-term operating costs and increase productivity by working closely with the Client Facility Head.
  • Oversee the appropriate monthly/quarterly/annual reporting appropriate for the client.
  • Manage the budget efficiently and yield cost savings where possible without compromising quality of service.
  • Maintain site operations and services, through contractors and direct labour, in most cost-effective way.
  • Ensures occupancy of sites complies with statutory legislation.
  • Monitoring on the health condition of assets.
  • Ensure and to be maintain Owners/Tenant occupancy details.
  • Review and Monitor all JLL employee and need to submit on monthly bases to client and operations.
