The Operating Engineer and Maintenance Technician roles ensure the efficient operation and maintenance of building systems, collaborating with the local IFM team to provide excellent customer service.

Key Responsibilities

• Perform preventative and corrective maintenance, repairs, and installations on various mechanical and electrical equipment, systems, and controls.
• Conduct routine inspections of building equipment and systems to identify and resolve any potential issues.
• Respond promptly and effectively to trouble ticket and work order requests, ensuring the highest level of customer satisfaction and compliance with established SLAs.
• Operate and maintain central plant equipment, including chillers, boilers, pumps, and cooling towers, as applicable.
• Perform general maintenance duties such as painting, carpentry, and plumbing repairs as needed to maintain the overall appearance and functionality of the facility.
• Utilize Corrigo to track work orders, assets, equipment maintenance, and inventory.
• Assist in the coordination of maintenance activities with external suppliers, ensuring work is completed in compliance with account policies and procedures and health and safety regulations.
• Maintain records, operation logs and files where appropriate, to include, preventative maintenance logs, tasks, parts inventory, operating procedures, Methods of Procedures documentation (MOPs) inspection logs etc.
• Inspect all facilities on continuous basis, identify discrepancies, generate ticket and work order requests, recommend future repair and maintenance projects, and track lifecycle of equipment.
• Identify and assess safety hazards and risks, and work with IFM team to reduce risk at JLL managed locations.
• Participate in incident investigations.
• Work in a matrix reporting structure, encompassing both dotted and hard reporting lines.

Skills & Competencies

• Bachelor's degree, equivalent technical training/degree, or equivalent work experience in engineering with management/technical emphasis.
• Minimum 2 years of experience in commercial building maintenance or related field
• Strong working knowledge of HVAC systems, electrical systems, and other building equipment.
• Proficient in troubleshooting and repairing mechanical and electrical equipment.
• Basic computer skills and familiarity with Corrigo.
• Knowledge of local building codes and regulations.
• Strong customer service orientation and the ability to professionally respond to tenant requests
• Strong problem-solving skills and attention to detail.
• Ability to handle multiple tasks and prioritize work effectively.
• Ability to lift and carry heavy objects and perform physical tasks as required.
• Familiarity with local safety and building code regulations.
• Ability to work independently and take initiative to proactively address maintenance needs.
• Willingness to learn and adapt to new technologies and advancements in the maintenance field.
