POSITION BRIEF

JLL is currently seeking a highly motivated and qualified individual to join our Rail Practice team in Fort Worth, TX as a Senior Transaction Manager.

This position requires strong leadership skills and reports directly to the Vice President of Portfolio Management. This individual will serve as a mentor and leader to other members of the Portfolio Management Team. This individual will be responsible for providing the highest quality service to Rail Practice Group (RPG) clients and have direct responsibility and accountability for managing a portfolio of client owned real estate within an assigned geographic territory.

A minimum of 10% travel within assigned territory is required.

PRINCIPAL RESPONSIBILITIES

Serve as a Senior Portfolio Manager of the RPG Portfolio Management Team and be the direct point of contact for a portfolio of client owned real estate within an assigned geographic territory:

• Serve as an information resource to other members of the portfolio management team
• Train and serve as a mentor to other members of the portfolio management team as required
• In conjunction with Vice President Portfolio Management, provide training to other members of the portfolio management team
• Consistently lead by example through both clear and professional communications and actions
• Constructively provide feedback, both positive and negative, to other members of the portfolio management team

Manage and be the direct point of contact for a portfolio of client owned real estate within an assigned geographic territory:

• Manage the transaction activity process related to leases and/or dispositions including the negotiation of lease agreements, purchase and sale agreements, amendments, collateral security agreements, etc.
• Meet or exceed all goals and objectives within assigned geographic portfolio
• Analyze and manage client’s portfolio in a proactive manner by proposing transactions that will assure maximum value-added results for the client
• Be the subject matter expert for everything within their assigned geographic portfolio
• Process lease and purchase inquiries for client owned property
• Review and analyze leased properties for rent increases
• Identify client properties to be sold and/or leased
• Assemble and submit the information required by client to approve properties for sale and/or lease
• Proactively market client properties for sale and/or lease
• Conduct site inspections of lease sites and property that might be considered for sale or lease
• Monitor critical dates in the lease portfolio (expirations, renewals, etc.) and sale/disposition process
• Respond timely and handle property management issues

- Consistently provide the highest quality service to Rail Practice Group clients

- Develop and maintain positive relationships with client’s internal departments as required

 - Serve as an information resource for the client – conduct research, compile data and perform special projects-

- Update and maintain the information related to your projects in the transaction databases

 - Travel within assigned territory as necessary (Minimum 10% travel within assigned territory required)

 - Perform other related duties as assigned and serve as a mentor and learn from other RPG team members

QUALIFICATIONS

• Related bachelor’s degree
• Seven + years real estate experience, with direct transaction background
• Five + years direct railroad and/or right of way real estate experience
• Valid real estate license(s) for state(s) in which conducting business
• Strong leadership, organizational, interpersonal, analytical and communication skills
• Ability to work independently
• Thorough working knowledge of Microsoft Word, Excel, and Salesforce
