Real Estate Specialist (Hybrid)

We have an exciting opportunity to join the Corporate Real Estate Team. This critical role performs or assists in the acquisition, disposition, leasing, and licensing of real estate, as well as provides day-to-day real estate management to ensure the real estate needs of the company are met. Responsible for all aspects of the transaction from negotiations through closing. Coordinates the real estate resources required to support the business unit’s operation to ensure public safety, system reliability and maintain appropriate property rights.
This is a hybrid role based out of Manchester, NH. Additional in-office time may be required during the first 1-3 months for training.
Essential Functions
- Negotiates, drafts and administers key legal agreements including, Purchase & Sale agreements, land options and related real estate contracts for the acquisition, disposition, easement and leasing of real estate property rights associated with electric utility needs.
- Coordinates due diligence activities such as performing or ordering title examinations, ordering surveys, reviewing survey to identify potential issues or discrepancies between the survey and the title records, requesting environmental reviews and reviewing those results to determine next steps, and tracking all critical dates and deadlines.
- Experience in coordinating real estate closings, including but not limited to preparing and reviewing closing documents such as settlement statements and deeds, performing title examinations, analyzing environmental reports and conducting survey reviews, setting up and initiating wire transfers as well as any and all required post-closing internal reporting.
- Experience in commercial real estate leasing activities for office/commercial/industrial properties and land for material laydown to support company business and/or generate revenues. This may also include telecom leasing activities.
- Provides real estate information and knowledge to real estate management, and internal organizations (legal, accounting, regulatory, community relations etc.), as well as external customers and real estate professionals, in supporting the completion of complex transactions and special assignments.
- Coordinates the real estate resources required to support the business unit’s operation and requests. Requires working closely with internal Eversource disciplines (i.e., facilities, environmental, engineering, system planning etc.) to ensure delivery of real estate services to end-users.
- The ability to understand, analyze and resolve real estate and legal issues.
- Assists in ensuring timely corporate reporting, compliance with real estate requirements and contract terms in order to ensure the avoidance of default conditions.
- Involved with development of standards and procedures to ensure that the Company’s acquisition, management, leasing, development and disposition practices consistently align with evolving business needs.
- Performs technical feasibility, financial and cost studies in preparation for obtaining property rights for specific projects and assigned service territories and prepares recommendations and action plans for purchases and leases.
- Develops and fosters beneficial working relationships with key internal clients and external stakeholders including legal, accounting, regulatory, project teams, system planning, community relations etc.
- Assists in hiring and coordinating professional independent real estate consultant services and managing their work activities.
- Ability to analyze broker’s opinion of value and appraisals using various approaches to estimate the value of real estate sites.
Qualifications:
Technical Knowledge/Skills
- Requires experience and knowledge of real estate techniques, procedures, principles and practices, transaction law, development, and related environmental regulations, including real estate closings.
- Strong ability to use system applications (e.g., Microsoft Word, Excel, PowerPoint, Teams, Maximo, etc.) Ability to work effectively in team environment or individually as deemed necessary.
- Ability to locate and interpret Registry of Deeds and municipal assessment records, survey plans and engineered plans.
- Must be organized and have excellent record-keeping skills.
Education
- Requires a bachelor’s degree in business, real estate, economics, engineering or equivalent experience.
Experience:
- Five (5) plus years commercial/industrial/retail/corporate real estate field.
Licenses & Certifications:
- Real estate license, surveyor license, engineer, paralegal certificate, notary public and related designations are a plus.
