Job Purpose
• Supervision and issue to engineering team of Planned Preventative Maintenance tasks (PPM), reactive Maintenance tasks, additional works & lifecycle replacement tasks in accordance with the contract requirements on mechanical and electrical Services.

• To be responsive and co-operative effectively managing and issuing engineering tasks received
• Lead and be part of a cohesive working team which aim to provide a high level of service to the client
Key Responsibilities and Accountabilities
• To supervise and issue to completion PPM in accordance with set schedules, ensuring engineering standards are maintained to maximise the operational effectiveness off engineering team and reliability of the plant and associated electrical and mechanical systems.
• Adherence to set engineering standards in accordance with Health and Safety at Work Act (HASAWA) requirements.
• To ensure onsite quality assurance procedures are adhered to in all respects and to maintain accurate records/documentation associated the electrical and mechanical aspects of the PPM and plant.
• To respond in a prompt and effective manner to all electrical and mechanical related reactive maintenance issues and help desk requests.
• To co-ordinate initial actions associated with all requests from the client or helpdesk
• To co-ordinate visiting specialist sub-contractors associated with electrical and mechanical aspects of the PPM schedules.
• To respond to call outs and cover breakdowns and emergencies associated with the electrical and mechanical services aspects of the contract as required.
• Electrical and mechanical fault diagnosis associated with the PPM or Reactive maintenance of the site.
• Repair and maintenance of electrical – mechanical & control systems associated with heating and ventilation Building Services.
• Repair and maintenance of lighting and distribution systems.
• Repair and maintenance of Gas, Plumbing, or Mechanical systems
• To attend monthly meetings as required.
• To provide survey reports in relation to work and equipment as required.
• To provide costs for additional – lifecycle replacement works as required
• To proactively work towards the growth of the contract primarily on mechanical and electrical, systems covering lifecycle replacements, project works, etc
• Effective first line supervision of the engineering team relative to the above systems & disciplines
• Management and preparation of RAMS
• To undertake miscellaneous duties as requested by the Client or Line Manager
• Assist and liaise with other trades as necessary
Health & Safety
• All staff are required to fulfil their legal duty to take reasonable care for the health and safety of themselves and others who may be affected by their acts and omissions, and to follow all guidance and instructions given in this respect. Working Relationships
• Interface with Operations Manager, Facilities Manager, site technicians, Helpdesk, Commercial, Finance, Engineering team & Engineering Services Manager
• Interface with client Representatives, service providers and material Suppliers
Qualifications, Experience, Knowledge, Skills and Competencies
• City & Guilds Parts SVQ 2/3 IN Service & Maintenance or recognised equivalent; or
• Service & Maintenance Apprenticeship – gained within the building maintenance industry; or recognised apprenticeship as a heating engineer / electrical engineer
• Health and Safety Training
• Experience with similar maintenance duties including fault diagnosis and rectification.
• Experience in mechanical & electrical aspects of general building PPM schedules
• Experience in mechanical & electrical installation, repair, and maintenance work
• Gas Safe qualified
• IPAF Operators Licence 3a + 3b
• PASMA Certified
• Harness
• Appointed Mechanical Authorised person
• Supervisory experience
• Experience in computer PPM management systems (Concept 5000 and Evolution )
• 18th Edition Institute of Electrical Engineers (I.E.E) Registration or recognised equivalent
• Experience in BMS, Automatic Controls, Building Automation Systems
• ACOP L8 Control of Legionella
• F Gas, C&G Level 2 Category 1 ODS Regulations
